The Inhumans are a result of genetic experiments on early humans (either Homo ancestor or the Neanderthals) performed by the Kree.

Biology

To be a full Inhuman, two things must happen. First, they must be descended from a Homo antecessor (some sources say Homo neanderthalensis; modern humans in the Marvel Cinematic Universe) that underwent genetic engineering by the Kree which would pass down the capability to become an Inhuman to modern humans. Second, they must be exposed to terrigen mist resulting in a process known as terrigenesis. Kree blood can also cause terrigenesis. This process activates an Inhuman's powers as well as possibly changing their appearance and can last anywhere from a few seconds to several months. Many Inhumans have a down side to their powers. All Inhumans have enhanced natural abilities. In the Marvel Cinematic Universe, Inhumans are fully conscious while inside the terrigenesis husk, can hear sounds coming from outside the husk. Inhumans are able to go through terrigenesis more than once and can even come back from death by going through terrigenesis. There is a specific gene that allows for people of Inhuman descent to be Inhuman. This gene is very rarely passed on.
